The Property Manager is responsible for the management of the property, ensuring investment growth and maximum income through effective property management and asset control, while keeping senior management well informed of area activities and significant problems.
Role details and duties
The role covers the effective operations management of the property and its facilities, keeping abreast of market activities in respect of tenant movement, new developments, major vacancies and other landlord strategies, attending meetings and functions related to the successful operation of the property, controlling, scheduling and implementing a regular preventative maintenance programme in line with budget constraints, motivating refurbishments and major repairs, attending site meetings with contractors on maintenance and expansion projects, inspecting and enforcing tenant responsibilities during and on termination of lease terms, liaising with appropriate government, provincial and local authorities, and ensuring compliance with the OSH Act. Client reporting includes accurate information in the agreed format, analysis of monthly income and expenses, monitoring of turnover rentals, quarterly analysis of operating costs against approved forecasts, and monitoring of municipal and general recoveries. Planning and budgeting covers preparation and completion of budgets by January each year, forecasts, quarterly rental reviews, business plans, a five-year budget and its control, and capex and tenant installation philosophy per building in consultation with the client. Building management includes a five-year maintenance plan, refurbishment proposals, hands-on control of projects, annual building status and grade reviews, legal compliance, regular OSH inspections and monthly reporting. The role also covers debtors management, creditors control, arrears, legal action and write-offs, parking management, tenant management, new and existing tenants, lease negotiation and renewal, centre promotions, expense control, financial records and monthly and annual management reports, professional business relations with vendors, contractors and trade professionals, supervision of property personnel, special projects, and reporting on operational expenses, foot traffic and security incidents.
Requirements
