A well-established commercial property development company in Gauteng is looking for an experienced Property and Facilities Manager to take charge of the day-to-day running, maintenance and operational performance of its commercial developments. This is a permanent role, and applications close on 29 November 2026.
About the company and the work
The employer is a commercial property development company. The role sits at the centre of how its developments run from day to day: keeping buildings safe, services working and common areas in good condition, while dealing with contractors, tenants and other stakeholders. It suits someone who is comfortable moving between hands-on building matters, budgets, compliance paperwork and people management.
Role details and duties
The work covers maintenance, facilities operations, contractor management, budgets, compliance and reporting, including:
- Overseeing all maintenance activities across the development, including electrical, plumbing, HVAC, water, fire and building systems.
- Running routine inspections, identifying maintenance needs and coordinating preventative and reactive maintenance programmes.
- Managing the day-to-day operations of the commercial and common property, and keeping common areas to a high standard.
- Overseeing cleaning, landscaping, waste management and general property services, and monitoring service standards and improvements.
- Managing maintenance, cleaning, security and landscaping contractors, obtaining and evaluating quotations, monitoring service level agreements and performance, verifying completed work and approving invoices for payment.
- Liaising with security providers, overseeing access control, investigating incidents, keeping incident reporting procedures up to date, and assisting with emergency preparedness and business continuity planning.
- Helping to prepare and monitor operational budgets, tracking spending against approved budgets, reviewing contractor invoices and maintenance costs, and recommending cost-saving opportunities.
- Ensuring compliance with Occupational Health and Safety legislation, keeping statutory records and compliance documentation, and monitoring fire compliance and emergency preparedness.
- Handling complaints, service requests and operational enquiries, attending management meetings when required, and preparing monthly management and operational reports.
- Managing refurbishment, infrastructure and capital improvement projects from planning and procurement through implementation and handover, so they finish on time, within budget and to specification.
