Role details and duties

The Project Manager will:

• Lead residential development projects from inception to completion.
• Develop and manage execution plans, programmes, budgets and Risk Registers.
• Coordinate multidisciplinary professional teams, including Architects, Engineers and Quantity Surveyors.
• Monitor milestones and ensure timely delivery.
• Manage contractor performance and contract compliance.
• Oversee handovers, snagging and Defect Management.
• Ensure Statutory, Environmental, Health and Safety, and Regulatory compliance.
• Handle quantity surveying functions, including cost planning, budgets, cash flow forecasts, cost-saving without compromising quality or programme, and contingencies.
• Manage procurement and tender processes.
• Handle contract administration, including building contracts, consultant agreements, payment certification, and variations and claims.
• Provide commercial reporting.
• Support land acquisition and due diligence, including zoning, constraints, planning, legal, technical, environmental and infrastructure checks.
• Carry out financial feasibility analysis, including ROI, IRR, viability, acquisition, infrastructure and development costs, and revenue assumptions.
• Engage stakeholders and liaise with government and service providers.
• Manage project controls, risk management, programme and critical path management, quality assurance, and value engineering.
